Riviera Maya is having a bit of a hotel boom right now. If you’re based on the East Coast (or the South, like us), it’s one of the easiest warm-weather getaways. There are no 10-hour flights, no jet lag drama.
My husband and I are big fans of Banyan Tree Mayakoba in Playa del Carmen. We’ve been several times and it’s one of those places that just hits the reset button. What makes it special? Each villa has its own private courtyard with a hot tub and plunge pool, so you can truly check out. The entire Mayakoba property is shared between Banyan Tree, Fairmont, Rosewood, and the newly renovated Alila (more on that in a second). There’s golf, biking, kayaking, archery, and more.
Mayakoba itself is like its own little world. Between the four hotels, there are around 25 restaurants, and they make it easy to hop between them. Therefore, you can just call for a golf cart or an SUV and head to dinner somewhere new.
But Mayakoba isn’t the only place seeing change. All across the Riviera Maya, from Playa del Carmen to Costa Mujeres to the Hotel Zone in Cancun, there’s a wave of sleek openings and rebrands. Whether you’re into adults-only retreats, family-friendly mega resorts, or tucked-away boutique stays, there’s something new to consider for 2025.
Banyan Tree Mayakoba (Renovations Ongoing Through 2025)
Already a favorite for couples and families looking to unwind, Banyan Tree Mayakoba is stepping it up with newly renovated 2-3 bedroom family residences. These private villas come with full living areas, kitchenettes, heated outdoor pools, and plenty of privacy. They are perfect for multi-gen travel or just having more space to spread out. The new additions are part of a multi-year renovation that will update all accommodations by the end of 2025.




Alila Mayakoba (Reopening Late 2025)
This is the old Andaz Mayakoba, getting a full rebrand under the luxury Alila name. It’s being totally redesigned and expanded, with new suites, a new spa, and completely reimagined dining. If you loved the vibe of Mayakoba before but wanted something a little more modern and elevated, this will probably be it. Bonus: it’ll still have access to all the amenities shared between the four Mayakoba hotels.


Kimpton Tres Ríos ( accepting reservations for arrivals after January 2026)
Technically opening in January 2026, but worth a heads-up. This one’s a major renovation of the old Hacienda Tres Ríos, now part of IHG’s all-inclusive luxury lineup. It’s surrounded by nature, has a 10,000 sq. ft. spa, 7 restaurants and 5 bars. Many rooms have plunge pools and soaker tubs.
Dreams Grand Island Cancun (Opening late 2025)
This one’s for families (and big groups). It’ll have over 600 rooms, 19 restaurants, and enough pools and activities to keep everyone entertained. The twist? The property will be split into two concepts: a Dreams section for families and a Hyatt Vivid section for adults. Think giant waterpark meets lagoon views meets full-on spa and wellness center.
Majestic Elegance Costa Mujeres (Opening February 2025)
Just north of Cancun, this new all-inclusive is part of the growing Costa Mujeres area. This area is quieter than the Hotel Zone but still right on the beach. It’s from the same group behind Majestic Colonial and Majestic Mirage, so if you’ve stayed at one of those, you know what to expect: clean modern design, swim-up suites, Bali beds by the pool, and a good mix of restaurants and bars.
The vibe leans upscale but not stuffy—perfect if you want a laid-back vacation with a little extra polish. Rooms come with extras like outdoor Jacuzzis or direct pool access, and there will be separate sections for families and adults. It’s one of several new resorts helping turn Costa Mujeres into a real luxury alternative to Cancun, without the crowds.

Ocean Azure H10 Costa Mujeres (Opening 2025)
This new addition from the H10 Hotels group is coming to Costa Mujeres in 2025, adding to the area’s growing list of upscale beachfront resorts. H10 is known for its clean, contemporary design and solid food and drink options, especially through its Ocean by H10 line. While they haven’t released many specifics yet, if it’s anything like their other Caribbean properties, expect modern rooms (many with swim-up access or ocean views), multiple à la carte restaurants, and a focus on both adults-only and family-friendly options—often with separate areas or sections. A solid bet if you’re after polished, beachfront comfort with European-style service and a sleek feel.




Riu Ventura Cancun (December 2025)
The Riu is expanding again in Cancun, and this new resort—possibly being branded as Riu Ventura or under their Palace line—is slated to open in December 2025. Riu tends to focus on all-inclusive value with a few standout perks like 24-hour room service, large pools, beachfront locations, and lively entertainment. This new property will likely stick to that formula, with modern rooms, plenty of buffet and à la carte dining, and easy beach access. It’s not over-the-top luxury, but if you’re looking for a fun, stress-free vacation with no surprises (in a good way), this will probably fit the bill.
Paraiso de la Bonita (Reopened February 2025)
Previously part of the Zoetry brand, this beachfront retreat reopened under Marriott’s Luxury Collection. It’s still adults-only and all-inclusive, but with a more elevated feel. The renovation kept the classic charm—ocean views, quiet vibe, boutique size—but upgraded the rooms, spa, and common areas. It’s close to the airport (about 20 minutes south), making it a great option for a short, easy luxury getaway.

Hotel Xcaret Mexico (Expansion Complete in Summer 2025)
This one’s already popular for its mix of eco-luxury and unlimited access to nearby adventure parks—but it’s expanding in a big way. New family-friendly “houses” (their version of room categories or wings) are being added, plus more dining and activity space. The whole place blends nature with resort amenities—think rivers, caves, jungle paths, and then a sushi bar tucked somewhere in the middle. The update keeps the same all-inclusive model but adds more space and options for families.


Valentin Imperial Riviera Maya (Ongoing Renovations Through 2025)
A long-time favorite for adults-only travelers looking for a quieter all-inclusive, Valentin Imperial has been refreshing things bit by bit. The latest updates include newly renovated suites, a sleek Cigar Bar, and sustainability upgrades throughout the property. It’s still got the same spacious beach, relaxed energy, and friendly service, but with a more modern, updated feel heading into 2025.
